O Gaia Coevo está a ser construído com técnicas que proporcionam o máximo de conforto térmico e acústico possível. As paredes externas, as paredes entre os apartamentos e entre os apartamentos e áreas comuns são todas de alvenaria com bloco térmico revestidos com estrutura metálica para fixação de placas de gesso cartonado.
